Advice needed: Tenant refuses to pay

I got a tenant with two units who has missed four month of rental payment. We haven't been in contact for so long but out of the blue, she gave me a call yesterday. She said the the larger unit shouldn't be her responsibility as the contents belong to someone else who should've picked them up. She insisted on paying only the small unit. Since she kinda ghosted me for a few months already, I'm honestly not sure if I should still negotiate, give her some grace period, or just put both units up for auction. If anyone has dealt with something similar or could give me sound advice, I'm very interested to get your insights! What's the best way to handle this tenant who just refuses to pay for both units?

Send her a heads-up about the late rents and the deadline. If money's tight for her, maybe suggest a payment plan, but make sure it's all written down. Did she ever sign separate agreements for each unit, or is it all under one rental contract, something that clearly spells out her responsibility for both spaces?

If she insists the larger unit isn't hers, maybe ask for proof or a plan for that other party to pay or remove their stuff. If communication breaks down again or the payments don't start, you might need to move forward with auctioning both units to avoid losses.
