I'm planning to explore a self-storage investment in my local area and want to kick things off with a proper feasibility study. I'm looking for firms or consultants others have used for market analysis and projections. Do you also have any sort of guide to recommend? Something that outlines what to research and questions to ask early on.

A friend of mine built a self-storage facility last year, and he found StorageStudy really helpful for his feasibility study. If you're looking to get started quickly, focus on market demand, what competitors are charging and their occupancy rates, traffic statistics, and demographic info. You can find some great beginner guides on Storable's website and SelfStorage101. Just remember to ask about unit mix, financing needs, and proforma modeling right from the beginning.

Are you planning to build from scratch or convert an existing property? That can really shape what kind of study you'll need. For a full guide, check out OGS Capital's breakdown, it walks through market analysis, site selection, and financial projections.

A big concern is making sure you get accurate, localized data, some consultants overgeneralize markets. Without the right feasibility study, you could overestimate demand, miss zoning hurdles, or underestimate competition, which really impacts profitability
