What's the best move for handling fraudulent payments?

Got a call from a man claiming his credit card was used to pay rent at my storage facility but he doesn't have a unit here. Checked the digits and he's right. It matches the payments from a tenant who's always late. I plan to notify him to report it but has anyone had success dealing with a situation like this before?
 
I've seen similar cases where the facility froze the account until things were sorted out, and it actually helped avoid further issues. Letting the credit card company take the lead usually resolves things swiftly and keeps things above board on your end.

That's concerning, if the tenant's using stolen cards, it could become a legal mess fast. I'd be worried about chargebacks and liability, I advise you document everything and loop in the authorities ASAP
 
Yes, defo the police report was necessary to have a formal record of the incident. Thankfully, they paid the full balance with a certified check last month to avoid the unit going to auction. Thanks again, everyone, for the guidance here.
